The Closing Process

We at Somers Title pledge to provide courteous, professional, quality real estate closings, meeting the requirements of each unique transaction with comprehensive title search, facilitate the closing and disburse escrowed funds.

We use our local expertise and industry knowledge to handle issues as they arise and guide the transaction to a successful completion.

 

The Closing Process:

A Closing date and time will be coordinated between all parties and scheduled by Somers Title Company.

Somers Title will work with the lender to prepare the closing statement with lender instructions and the Mortgage documents. We will then notify all parties of the funds required and other closing conditions needed.

Closing documents require notarization and verification of your identity, be sure to bring a valid photo ID.

At the end of the closing you will be given copies of all documents signed including the final closing statement and seller signed Deed to transfer the ownership.

Within a month of closing the Deed, Mortgage and other required documents will be recorded in the county public records. We will mail your original recorded Deed and Owner's Title Policy to you. Keep these documents in a safe place, they can be of considerable value in the future if you refinance or sell the home.

 

Homestead:

If your plan on occupying your home as a primary residence, you may be eligible to file for Homestead Exemption. This exemption will entitle you to a $50,000 reduction of your county assessment, and cap the subsequent yearly increases of your property tax bill. You must take title to your property before December 31st of the prior year and file by March 1st of the exemption year.
